One of the benefits of commercial real estate investing is that you don't have to sign personally to purchase a property. Most commercial investors start an LLC for each individual property and then put down 30-40% which is wise. You can get away with less depending on the bank but you're taking on more risk. You may need to start smaller.

I don't invest in multi family but if you want to go big I hear there is opportunity in 8-12 units because they're too big for small investors and too small for large investors. You may need to bring on a private money partner for this. Good Luck!

I'm everybody, I'm an investor looking to wholesale in Cleveland. Assuming I can find deals, is there a lot of investors looking to buy discounted SFR's? What are the hot strategies? Fix & Flip, Buy and Hold, seller financing? It's so different from market to market. Thanks!

I use "Title One Of Colorado" along with most investors I know here in Denver. They have no problem using a two page contract and they do assignment and sub2 contracts every day.

It's hard to make money wholesaling a property to another wholesaler. You need to find a local Fix N Flipper and use an assignment of contract to sell it to them. 

The best way is to post it on craigslist as a fixer or distressed property that must sell fast. It will get peoples attention. This should also build your cash buyers list for future deals.

Right now I'm marketing to Aurora, Commerce City and Denver. That seems to be the only place where I can find cash flow. A 1% deal before light repairs is a home run in my book (In Denver Metro). If there are any other cashflow areas I would love to hear about it.

I drove by a vacant property yesterday and it turns out it's in foreclosure, probate and it has equity. Talked to the neighbor who was really friendly but didn't have contact info. The owner is deceased. Tried a skip trace..... no luck. 

How do I find the new owner?
