i am a beginner, working on building my knowledge base and i just completed your guide. i have to say, it was really informative and useful. especially, the sections on the types of real estate investing and available financing. (i had no clue there was so much out there)! the best, and i think most useful section, was the one on appraising properties that presented the rules of thumb the community relies on.
if you ever plan to updated it with more information, i think it could use sections on more practical nuts and bolts aspects of being a landlord such as - how to write advertisements (following fair housing law), getting buildings up to code, creating leases, the eviction process, etc. maybe that's too finely focused, but i feel like you have a really great guide started here that could become all-inclusive. thanks so much!
