This is very interesting.  I was working with a private money lender that would give me a line of credit after establishing a track record through deals.  This way seems faster... gonna see if there's anything else on the forum that has done this before or maybe on YouTube U.

I had to pass on it.  Not enough equity.  Someone else bought it though so I'm going to monitor it and see what they did.

I'm working on getting a lower rate for the monthly.  Those numbers are being conservative.  The repairs I may be able to get down by as much as $5000 and the monthly rent could go up as much as $100 more.  I put up the worst case scenario.  Needless to say I'm still moving forward with the deal.  Worst case I'll have a partial write off when I take my family to Disney world.

Hi Everyone, 

I received a call from an owner in the LV area that's moving at the end of next month and needs to sell their property.  Their property is worth $260K and the least they're willing to take is $215K.  It requires about $20K to bring the property up to date.  I'd need the property at $180K to flip it myself and the rents about $1400 month.  What could you savvy investors do with just $45K of equity?  Oh they need the cash for a down payment on their new house and to pay off their current loan.

Greetings All. I have an Orlando property that I'm in the process of purchasing at $75,000. It comps about $140,000. Requires about $15,000 in repairs and rents for $1200-$1300 month. I'm trying to implement the BRRRR method but don't want to wait the seasonal period. What I'd like to do is go straight to financing the entire project. Anyone have a lender they've worked with in the past that can accomplish this?
