Hi Lisa! 

To be honest I am not looking to steal a property.  I'm just looking to get a decent property for a client I have.  His daughters will be attending BSU and he would like to purchase a home rather than pay for rent.  So it we are not looking to make a huge profit.  Since inventory is so tight I thought auction might be an option.  How many properties do you have going through auction on a monthly basis?

Thank you for reaching out!  Yeah I have been using Zillow and similar sights to check out available listings.  Obviously not much out there...  How are auctions out there?  Any possibility to pick up deals at the court house?

Hi, 

I am looking for an investment property within walking distance to BSU.  Ideally 4 bedroom/2bath with a 2 car garage.  I am willing to pay up to $270K.  It can be a fixer rent ready.  If any one has any off market deals that would be great as well!  Thank you!

Hey Rob, 

I did about a year ago.  I have purchased a decent amount of properties from auction.  

The auction pipeline kind of slowed down so we went out of state to buy but are now back in CA investing. 

Are you looking to start buying in Sacramento?

I would say we are in a seller's market as far as the greater Sacramento area is concerned. Inventory is less than 3 months, homes are selling in less than 30 days, prices are increasing and properties are getting multiple offers.  Most of this info can be found on the internet.  Check out this site.  http://www.realtor.org/research-and-statistics/hou...

You can talk to people who are active in the market too and of course BP!  

Zillow is nice and user friendly, good for research but not real values.  Redfin is great for a quick comp search and easy to use.

Agreed, having a license is nice. It opens doors and give me access to more information than most. However it is not necessary and can become cumbersome in the investing world. Besides, the real deals are not in MLS anymore.
