Hi Everyone,

For a long time I've been thinking about switching my banking business (personal and business checking/savings, etc.) to a local bank to help support the local community instead of filling the pockets of these large banks.

Does anyone here have experience with any of the local community bank or credit union that provides good service?  I live in West New York, but am open to anything remotely close to the area.

Appreciate all of the input!  These are all great idea - Dean I like the idea of paying for some education.  I was just able to make it out to my first meetup last night and was able to make some connections, so I'll be thinking of all of this when meeting with other investors/contractors.  Thanks again!  Enjoy your weekends!

Hey all,

I am looking to make an offer on a 4 unit property that needs a lot of work. This will be my first investment property, and I have zero experience with estimating the cost of renovations. I've asked my lender as well as an FHA Consultant for contractor referrals and they both weren't comfortable providing a referral until I put an offer in and have some sort of contingent contract in place.

I live in NJ and it is very competitive in my target market.  The last thing I want to do is put an offer in, guesstimating what the rehab costs will be, only to have to go back later, after a contract is in place to revise my offer. I don't think that is fair to the Seller (I would be upset if someone were to pull that on me, especially if I've had several other offers to choose from at the time, which is definitely the case).

Also, from a contractors perspective, I get it, it could be a huge waste of time going from place to place, providing estimates on jobs where 99% won't come to fruition.  But I also feel as a contractor, it is kind of in your best interest to be getting out there and putting bids in whenever possible.

So what comes first, the offer, or the contractor estimate? What is everyone elses experiences here when working with contractors on purchases?

I definitely need to sit down and run the numbers.  Andrew great point mentioning the agent commissions.  I would love to do some kind of seller financing, where they get 100% cash flow and don't have to worry about the property/expenses anymore.

Anyone else have experience with this or any other suggestions?

Looking for some advice here - any input is appreciated!

I live in one unit of a duplex.  The landlord is an older couple, who live in Florida.  They only rent out 1 unit and keep the other one open for when they come to the area to visit family a couple of times a year, though they've never made the trip while we've lived here for the last 5 months.  I'm not sure how "well off" they are, but I'm guessing they are comfortable, as they are probably just about breaking even, if not losing money on this property after taxes, insurance, etc.

They aren't marketing the place and we've never heard any mention of them thinking to sell.  We've never met them in person, but have spoke on the phone on a couple of occasions. They have a maintenance guy that handles anything so our contact with the landlord is very limited.

I would love to this property as my first investment property, however, I'm having trouble thinking about how I to be going about this.

My initial thoughts are to just put out a feeler saying how much my wife and I love this area and that we eventually would like to hopefully buy some day and just politely ask that if they were ever thinking of it, to please keep us in mind.

I'm having trouble figuring out how to communicate this message. I'm thinking of mailing a letter, just because we've never met them in person and I'm not sure how they would take it, but I also want to make sure they receive the letter.  We have no idea when they will be back in town, but could also wait until then and try to speak about it in person...

How would you guys handle it?  Also, what kind of a deal would you offer?

Thank you all for the warm welcome and words of encouragement!  I noticed there are a couple meet ups right here in Hudson County.  I'll keep my out for the next one.

If anyone else here attends any of these events, let me know.  I'd would love to meet some of you guys there.

And of course if anyone else has any references or information they can provide specific to the Hudson County area, I'm all ears!

First off I would like to say thank you to everyone that contributes here.  The wealth of knowledge than can be obtained is incredible and I am happy to have stumbled across BP and more importantly this NJ sub forum.

A little bit about myself - I've always had an entrepreneurial spirit growing up (started a small landscaping company in HS to get me through college), however, I fell into the trap of "you need to get a good degree, then a good job, with a good company."  So I went on to get my accounting degree from Kean University and then on to get my CPA.  Here I am several years later, still stuck in the wheel working for the man.  Luckily, I work for a great company who values it's employees, however, I still don't feel fulfilled and I feel tied down and not free to make my own decisions.  This is why I am now getting into Real Estate investing.  I'm brand new to real estate, because I was always told how difficult it is to buy a house, let alone invest in a property, but now I have learned that is all simply not true (I do know it is not easy, per se, but it is attainable with some hard work and diligence!)

If you're still reading this, thank you!  So, right now I'm at the point where, I'm just getting off the ground.  Luckily, my amazing wife is completely on board with this and we've put a plan together to save as much as possible in the upcoming months to hopefully be able to close on our first investment property by the fall (if not sooner).

While we are saving I would love to start connecting with people to develop my team, and I'm hoping you guys can help.  I know this topic has been brought up before, so I'm going to beat a dead horse rather than start DMing people here out of the blue looking for help. I know people are busy and don't want to waste anyone's time if they're not interested.

What my current company has taught me is that it's not fun to be successful and at the top, all by yourself.  If you share your success with the people you work with you will all be much more successful in the long run.  I'm not looking for the cheapest help, but for great help.  I want to build a team where we can all grow and be successful together!  

My goal is to make my first investment, ideally in a 3/4-plex in the Hudson County area, although I am also open to a Duplex as well if the deal is right, and I'm looking to be able to connect with like minded individuals in the following areas:

- Agent - someone who wouldn't mind working with a new investor, and has experience/knowledge working in the Hudson County area (which is where I currently reside - I'm in West New York to be specific)

- Bank - I would love to be able to work with a community bank/credit union, as I prefer to be able to give back to the small businesses within the community rather than fill the pockets of the big banks. I would like to get information on qualifications for FHA or other low down payment options. If anyone has had any great experiences working with any specific banks in the area, please let me know.

- Attorney - someone along the same lines as the agent - someone with local knowledge/experience would be great as I'm not sure if there are any specific rules to the different cities within Hudson country that I should be thinking of.

- Accountant (yes, I'm a CPA but unfortunately my experience has nothing to do with small business set up/taxation issues), it would be great to be able to sit down with someone to figure out how to best structure everything for my situation.  I would also want someone to handle the tax filing annually.
