Does it say anything in the lease?  Mine says if insects are inside the first 30 days, its on the landlord, after that on the renter.

Outside of who pays for it...sounds gross...fix it up.  It will be better for everyone

To newbies first...what are you trying to do?  Did you read any books?  What type or RE would you want to do?   In a big pond, Im a nobody, but for you to get more value out of meet ups and people giving up their time, trying figuring your own plan out a bit.

I recommend the blue and the yellow book by Brandon Turner and go from there trying to create a business plan
