Also do not for a second believe working with your tenants to go through the R10 written process with the banks will be quick and easy.  eRent is basically stating they have done all they can so go try to explain this to your tenants. Then have them go to their bank to get the money returned so they can pay the landlord again.  At best it makes the landlord appear disorganized, at worst it give the impression the landlord is attempting to pull a fast one.

While I believe the issues may be resolved now with the new bank there is no way we using eRent going forward.

Hi All,

Ready to take the plunge, and complete my first BRRRR deal. Looking for referrals on some real estate agents in the NW Indiana area not turned off by investors.

Your feedback is greatly appreciated.

Kind Regards,

Hi Steve,

Thanks for quick feedback. Here is the scenario.   Properties purchased via 401k. Ownership transferred to me (prohibited transaction) resulting in 401k being disbursed and closed. Will the IRS only come after what is left in the 401k for their cut?  i.e they only get to tax the small ending balance.

Hi all I have a Solo401k setup and want to use 90% of it to purchase multiple rental properties.  I also now want access to the passive rental income from the properties instead of it sitting in my 401k.

1. Are there any roadblocks to transferring the properties from the 401k to me for ownership?

2. Since this means the solo401k would be closed would the IRS only tax me for the 10% still remaining upon distribution?

Basically I want my rental income to use as I please but trying to ensure the IRS gets the minimal.

Thanks in advance for feedback all.
