@Rich Hupper, I would select Active as the Case Status, Estates and Administration as the Case Type, and Decedent as the Party Type.  Unfortunately, there is no way to distinguish from the search result list itself which cases involve real estate or not.  So, you could also run the decedent's name through www.masslandrecords.com to see if the decedent owned real estate at the time of death.  Again, I admit this is a somewhat tedious way of creating your own list.  Hope this is helpful.

@Rich Hupper and @Mark Pedroza.  Yes, that is true, but you can also search by the date the case was opened and further refine that search by individual city or town.  You could then run the names of decedents through masslandrecords.com to see if they owned real estate.  No doubt this is a more tedious way to build a list for direct mailing, but the information is there.

I don’t know of a list source but you can find recently-filed Massachusetts probate matters at this website http://www.masscourts.org/.

I agree with @Ryan Cormier.  Peter DiPaoli and Brian Allain at Choice Insurance are great.  I use them for all of my insurance.  Hope this is helpful.

@Jim Mullane.  Welcome.  I am in Leominster but Hudson is within the reach of the territory that I keep an eye on.  I am pretty new at this also, and not particularly familiar with the Hudson market, but will let you know if I hear of/see anything within what you have described.  Take care in the meantime.

@Paul Donoghue, thank you for those links.  Some of the other members posting here made some great points about a potential tenant doctoring the credit report.  Putting all of the suggestions together, I am thinking I will request the report from the tenant but also do some independent screening to verify the information on the report provided to me.

You have given me something to think about, Andy L, so thanks for that.  I assume you have had a good (or good enough) experience renting to tenants with a lower credit score who otherwise meet your criteria?

Has anyone had success with asking a tenant to provide his/her own credit report when s/he returns a rental application?  Landlords cannot charge tenants an application fee in Massachusetts, and I am thinking it is easy enough to confirm the recency and authenticity of the report provided. Thanks in advance for your thoughts.
