Thanks for all the input.
I appreciate it
Looking forward to learning all I can from you guys.
I have wanted to get involved in REI for a long time now, I just didn't know where to start. This site is great!
I am Bandera, TX. My Husband and I have a small construction co.
I know I need to educate myself, so help on what reading material to get would be good. There is so much out there, thought maybe you pro's could shed some light on where to start.
We bought a house a few years ago, fixed it up a bit, sold it for a decent profit 3 years later. I'm hooked, but I want to do my homework before diving in.
What we really want to do is build spec homes. We have worked on so many repairs and remodels, you never know what you might run into. With new construction, we feel like we would have more control and not run into the unseen problems as w/older homes.
I'm not sure if we should just get our feet wet w/some rehabs or go for it and do a spec. Any advice is appreciated.
I have many, many more questions but I wanted to introduce myself and say Thanks in advance! I'm looking forward to sponging all the info I can from you guys!

My husband and I have a construction business in Bandera TX. We are about 45 miles NW of San Antonio.
I am looking for someone who is interested in investing in a pre-construction home "spec". We are wanting to get our foot in the door here as a General Contractor, and people want to see work with our name on it. For over 25 years, my husband has been the one breaking his back and building the homes while the General gets the credit and the big Profits. These big money guys come in and rake it in and then they are gone. We are from here so our interest is in more than just making a quick buck and moving on. I have done my homework on what will sell quickly.
If any one is interested, please contact me and I can provide as much info. as you need. We have plenty of references.
I have been interested in real estate investing for years but never sure how to get started I belive this would be a "win win" and it sure would help the little guy for a change.
If any of you professionals have any advice please respond.
