@Konrad Lightner .  I am not an attorney and this should not be taken as legal advice but as a guide to better understand your options coming from a small business owner perspective. It really depends on the specific language within the clause and really should be looked at by an attorney.  Is the clause for Arbitration or Mediation?  Both are typically cheaper and quicker but the clause tends to favor whoever wrote the clause(they have their best interest at heart by default) as they define the terms within the clause.  The major difference is Arbitration is legally binding while Mediation is not.  Meaning Arbitration is typically upheld and more enforceable in court where as if mediation fails you can go to court to try to get a more favorable outcome.  The language in an arbitration clause needs to be very specific with defined terms for, among other things, who is the arbitrator and how long can the arbitration go on, who pays for the arbitration, etc. It can make a significant difference. Vague language can nullify the clause if it establishes no guidelines to follow.

If you are going to sign a clause you need to make sure it is written in your favor or as neutral as possible. 

www.adr.org is the american arbitration association website which can walk you through the proper steps to setting up the clause and finding a neutral arbitrator(soooooo important!)

Obviously, we hope to never encounter any form of legal action but it is best to have the path as clearly defined as possible if we do.  Never assume someone(they seem nice but when in a dispute things change) will do something a certain way unless it is specifically defined in writing!

When you finish the beginners guide I would take a look at "Real Estate Rewind" as well.  I just finished reading it this morning and found it very insightful.

Chapter 12 "12 Things I Would Do Differently" by Sharon Vornholt, specifically item 12 was very informative about paying for mentors, coaching, and "gurus".  The short version is there will come a time when paying for a mentor can be incredibly beneficial but before then take advantage of all the free resources you can get your hands on(blogs, videos, meet ups, etc) and soak it all up.  We are very lucky to have such a wealth of knowledge available to us for free=).

@Karen P. Thanks for the warm wishes and the heads up about personal websites. I am currently about 1/2 of the way through reading "Real Estate Rewind" and will be taking down all the websites listed in the book and in the forums! After more research, my initial goal is to get a multiplex(hopefully a 4) with an FHA loan and rent 3 out while living in one. I'm getting the feeling a lot of individuals start by buying a property as their own residence and expanding from there. Makes sense and certainly seems to have advantages. As you and Paul have both said I will need to further explore the variety of niches. There seems to be quite a few of them(many more than I realized)!

Thank you for the suggestions! I actually read the Ultimate Beginners Guide(had many good articles linked in it which I also read and noted) and Rich Dad Poor Dad yesterday and was thinking about what to read next. I will the the Real Estate Rewind and Book on Flipping next. I have the local REIA club website bookmarked and noted for the next meeting time. I will look into niche housing. I live close to the University of Central Florida and know the area fairly well. Thanks!

Hi everyone!

My name is John Lindenblad and I am excited to meet all of you! I have lived in Orlando, Florida area most of my life. I spent a few years as a starving actor in LA and NYC before returning to the University of Florida in Gainesville to obtain a Masters in Entrepreneurship and then I operated my own LLC for a few years (now defunct). I am new to real estate but I currently have a large amount of free time so I am applying it to reading, listening, and watching everything I can on real estate with the goal of applying my education and background to the field! My goal is to learn as much as I can over the coming months and looking forward to seeing you all on the forums=).
