Thanks everyone and @Jimmy Hong, I read the ebook and learned a lot. Since I have excellent credit, I am thinking of using a HELOC to fund the down payment on a conventional loan for a multi-family unit. For now I am looking to get my feet wet and for some tax benefits since my wife and I both work. Even with a child and a mortgage we pay a LOT of taxes.

Thanks, I was looking at buying a two house on one lot property, duplex or triplex. I can pick on up for about 80-130K around here. Should I use a HELOC for a down payment on the property and re-fi later?

Hello, I am 30 years old and would like to purchase my first rental. I purchased my house in 2009 and have about 81k in equity that I want to put to work ( I owe 194K and it's worth about 275k). I am able to save about 1k a month and have about 10k in savings. I know it's not much, but would really like to start owning properties. Thank you in advance and any advice would me much appreciated.
