Hi all,

I have a friend who's starting out with her first real estate investment. She has been approved for FHA & Conventional loan for $350K. However, most of the time that she makes offers, realtors tell her that she's competing against cash buyers and as you know, they are taking precedence over her. Any suggestions/tips/advice? She's looking for duplex/triplex/fourplex in Miami.
