@Elizabeth Colegrove - that's great advice. I'm looking at some properties outside Rochester, NY and the taxes in one neighborhood are insane and a few minutes away, thousands of dollars less.

@Ali Boone and @Marco Santarelli - Thanks for a bit of a kick in the right direction - I was thinking along these lines but my husband is still being convinced. I think we will temporarily be on the ground where we start, make sure we've got great property managers in place and then be on our way - to …. wherever we end up I suppose!

@Gary Miller - Hey Gary, I'm new here on BP and have just seen this thread from last month. How did the second deal go? I'm from the area and have looked into a couple of properties in Batavia but have not jumped into the market yet. Just curious and hoped that everything worked out alright !

@David Niles thanks for the welcome ! I've looked a bit into the surrounding Rochester market - how is the greater Buffalo region looking? I'm from Pavilion, NY which is fairly equa-distant from both Buffalo and Rochester and I'd like to learn quite a bit about both markets and the 'in-betweens' to figure out where I would like to focus.

@Jon Klaus - I thought about going down that road but I'm concerned that the numbers don't work out that well - maybe breaking even at best. We are a 10 minute drive from a major ski resort and close to many lakes/beaches - but with that the holiday rental market is a bit flooded and less people seem to come here every year… I think it's the best option if I can't offload it within a few months - providing I've found where I want to go at that point!

@J. Martin - Thanks for the info. I've defiantly thought of renting out my current home vs. selling - but it's 4 acres of farm and 16 more of forest to take care of in the middle of the mountains (you have to drive about 20 minutes to find cell service) and I'm a bit anxious about finding a renter that would take care of it all. Thanks again for all of the tips !

I also love the west - the Northwest specifically. I lived in Missoula, Montana for quite a few years and only moved due to the promise of a 'real job' in Upstate New York. Suffice to say that job didn't work out. Missoula is on the short list of places to move - but like you I think that being close to rental properties is very important - especially just starting out. Keep and eye managing the managers as it were. Thanks for the input and I'll put Raleigh on the list to look at !

Thanks for the warm welcome Engelo and Eric ! I actually grew up about 40 minutes Southwest of Rochester in Pavilion, NY. I'm currently in the Adirondacks but my husband and I are looking to move as soon as we can rehab and sell our house. I still have a TON of family in the Rochester area and it is high on the list of 'maybe' places to move to. I'll PM in a bit for a chat. Thanks again !

A little background about why I would ask such a broad question -

My husband and I travel exclusively for work - we could be away from home for a week or four months depending on the contract. Despite the necessity of property management (and its potential pitfalls) we are looking at REI as an exit strategy from the traveling lifestyle.

We are mainly looking to buy and hold small multi-family properties for monthly cash flow - question still being - if this was YOUR situation where would you move?

As applies to us - we're not fans of huge cities - smaller 'homey' cities are more our vibe - ones that we could invest in yet easily live outside of and have a bit of land for gardening/blacksmithing and general outdoor pursuits. Any input there? The sky is really the limit and we'd really like to explore any options before making a firm decision. Thanks everyone !

Hello BP,

I'm a new member currently residing in Minerva, New York. I'm currently doing a LOT of research and reading regarding REI in general and focusing on buy and hold strategies for multi-unit dwellings.

It really sounds stuffy when you say it that way doesn't it?
