Is it owner financing or subject to? If subject to, are you just straight assuming the mortgage with no additional "sales" payment to the seller? If so, that is a heck of a deal based on your numbers, so nice work.  Contact Borders & Borders, they will walk you through it.

@Corey Boernsen Hi Corey, my hometown is Bardstown. I have a RE license as well, but do that on the side. I invest in SFH currently and we are actually looking to buy properties in Bardstown (in hopes of moving back one day) all the time, but as of right now I feel like margins are very thin compared to what we get in Louisville. I am thinking about looking in other areas (currently in 40218) to invest in and I am very intrigued by the Hillview (40229) area. Any thoughts/feedback?

What are some other areas everyone is looking/investing into?

I used this site as well and I must say I do like it. They offer customer statements/invoicing and allow me to send them to tenants via email. They do take suggestions and always respond thoroughly; however, it takes a while for them to get implemented (if they do), but then again it is FREE.

Any landlords/property managers had tenants enrolled in the Emergency Solutions Grant (ESG) Rapid Re-Housing Program? Good/Bad Results?

Have a potential tenant interested in a property, but have never dealt with it. The payment structure sounds similar to Section 8.
