I ask because I'm currently living in FL and own a "Live in Flip" and I'm torn on converting it to my first ALF when I move back to CO in 2017 or selling and taking my profit with me to start one near where I will be living. While I know the older population enjoy the warm weather but its wayyyy too hot for my girlfriend and myself.

I live in Cape Coral as well and unless you're looking to do some major rehab work an 80k house in n the Cape will be tough. Even then it'll be a challenge. Buy and hold market is great though. I'd agree that Charlotte county may be a better place for those lower prices homes. Feel free to reach out. Best of luck!

Hi Lynzie, I live in the cape and I believe there are still duplexes available that could still cashflow. Have you tried some of the bank owned properties where an owner occupant would get priority over the cash buyer investor? I bought my SFR from a bank a year ago. It's a live in flip that just needed updating although I may rent it out before I sell.
