On a small multiunit, (residential) of 2 or 3 units, how much return would you expect on each unit? I am trying to sell my 2 unit and garage and a few people are coming back saying the cap rate doesn't match and the numbers do not work. Well the NOI is about $450 per month and I have heard that clearing $150 a month on each unit for small multifamily property is real good and this is obviously a higher return than that. Please get me your thoughts.

Hello Mark,

I am trying to get a list of absentee owners for Allentown/Lehigh area. I want to send direct letters to people that may want to sell their homes. For people that need to sell quick for a good price, I am hoping to help them. For people that are not rushing and may want a higher home price, I am hoping I can forward them to you for assistance. I am trying to venture outside of the Washington, D.C. area with wholesaling and have a few people I know that could assist me in Allentown. Thanks Wayne. I am just trying to find a different niche for people to contact and I did send some letters out about a month ago to a bunch of people that are going through Ch 7 and didn't hear anything back. Was hoping it was a market most people didn't look into, but I guess it would be a black hole.

What type of bankruptcy should a wholesaler market to? I am not sure if I should find people dealing with chapter 7 or chapter 13. From some research I am thinking chapter 13, but hoping someone out here can direct me; thank you.

So I have spent a lot of money to get a specialty 6 x 9 postcard sent out and using yellow pages for people that want to sell. I sent 1000 out two weeks ago and have not received a single call and I am told I should b getting a 3-5% call back. Mailing criteria is: homeowner and low to middle credit score. Any ideas why I am not getting any calls for something that is professionally done? I am thinking I can narrow the mailing criteria better, but not sure how.
