Try Landlordy, Housters or PropertyBuddy.

I would start with something simple and very convenient like mobile app for budgeting- it's much more easy to turn tracking expenses into habit when you can do it immediately (and with benefit of taking photos as well) without need to "deal" with them later. Setting up you own way with Excel or Google Maps most probably will be more flexible but most probably will be far more time consuming (but it's worthy tradeoff if you really know what you need and how you want organize things). Some recommendations for budgeting mobile apps: https://www.imore.com/best-budgeting-apps-iphone. As for rental property management you can try Landlordy, DIY Landlord or Housters (to name a few).

My top business-related apps : Landlordy (rental income/expenses management on iPhone), Mail2Self (quickly email to yourself any web page you have visited and want to follow up later), MileIQ (automatic mileage tracking), Dropbox (obviously), WhatsApp (communication with tenants/vendors), Scanbot (digitizing paper into pdf files), 1Password (keeping my passwords safe and unique), Soulver (smart mix of calculator and Excel-like capabilities).

Have you tried mobile apps (e.g. Landlordy, DIY Landlord etc.). Might be a perfect fit.

I track my expenses immediately in the mobile app adding also photos of the receipts. Then at the end on month add those directly charged/deposited on card/bank account.

For basic income/expense reports even spreadsheet or mobile apps like Landlordy or DIYLandlord will be fine.

@Eric G. Welcome and let the best tenants be with you (your properties)! As on software side - for start mobile apps for property management can be of great help, definitly more capable than spreadsheets are. You can try some of these - Landlordy, DIYlandlord, Housters if you have iPhone/iPad.

Single solution for both accounting and property management needs will suffer in one or another way, after all they are for solving different class of problems. If you do your own accounting I would go with accounting software that has some property management extensions like @Account Closed suggested. If accounting is done by your accountant I would look for property management solution that lets you export data to share monthly income and expenses with your accountant. Sounds like mobile apps e.g. Landlordy, Housters and alike could be good fit for your wife for tracking tenants, rent income and expenses.

For tracking time I would suggest HoursTracker app. It is not real estate specific but is great for making time tracking almost painless. For simple property management software I relay on Landlordy app. It lacks cloud part with direct tenant payments but is great for tracking expenses/income.
