@Caleb Bryant Chattanooga has several opportunities to do exactly as you described. Due to the geography there are many options of areas to choose from as @Kelly Rastatter mentioned a few, all of which are within 20 minutes of the downtown area. Many of those areas have great potential for a live in flip. I'm a Chattanooga local and would love to connect further. Id be glad to help you decide on an area that may interest you. 

I've been looking for good software that is compatible to track rehab/flip properties along with rehab/hold properties and would be able to keep them seperate if each were done through separate legal entities. Would Stessa work well for this or am I getting too complex for these types of data tracking software

Red Bank is not considered a dangerous area, there may still be a couple low end homes but overall most of Red Bank is hot and most areas close to North Chattanooga would be a pretty good find if the numbers work. It would in my opinion be considered an up and coming area. I grew up in this area and for the most part starting to see renovations everywhere in it. Hope that answers your question.
