Dave, I have a couple of tenants who do e-transfers. The money arrives in my bank account, and the sender is charged $1.50. It's done online through any major bank. I'm in Canada, but you may have something similar in Ohio.

In my previous post, I emphasized the importance of going door-to-door. Interestingly enough, the few people who send me e-transfers happen to be the highest quality tenants (and therefore don't need as much checking up on).

Dave, why is going door-to-door out of the question? Is it just a personal safety concern?

Going door-to-door is very beneficial. It's a great way to keep on top of maintenance concerns, tenants who break the rules (eg. no-pets clauses), and more. If you don't want to do it yourself, perhaps you can pay someone you know $20 or $30 to do it for you.

Will you be managing the building yourself? I don't see any property management expenses in the pro forma.
