 The house is 1200 sq ft. The outside condenser is 3 ton. I will need to check the rest of your questions with the AC guy.

WE installed new toilet and we had to repair it and cost us over $200, should I charge the tenant?

Hi BPers,

We had a tenant moved out. The landscaping and bushes were not trimmed as we gave to them when they moved in. We found out that some wall drawings issues after the new tenant has moved in. do we charge them for painting even though we are not going to fix it now? Do i charge for clearing the bushes ?

Note: when i say charge, it means deducting the security deposit.

Thanks for continuous response. My actions would be to check the ventilation of the house specifically in the attic. I don't believe a bigger unit would make a difference as I changed to a bigger condenser unit last year (sorry..the bigger units suggestions). Will keep you guys posted.

Thanks for the responses. all good feedback. The same  issue was there last year then i replaced the exterior unit to a bigger one. It went away and this year it came back.

Hi BPers,

We have a house that was built in 1984 in Texas. The tenant claims that the AC cannot cool down below 78 F. The outside temperature was around 100 F when they claim this. The AC is running all the time. The AC man says that its common for this type of house and it only cools down to 78% of outside temperature.  The tenant claims that because the AC cannot cool below 78 F, its a safety issue for the tenant. The tenant age is in their 70s.How do i handle the tenant's complain ?

Hi Erica,

I am sorry to hear about the bad experiences that you had with this tenant. I know how frustrating this can be. we went through similar experience with a few of our tenants. I would trace back to your screening process. did you screen this tenant ? if yes, was there anything fishy in the records that you choose to ignore ?

My opinion is , i would forget about the incident, take the loss and move on. The more negative you get involve with lawyers etc, the more negative things happens. Think of it as a positive learning experience, get new tenants and move on.
