Greetings NH BP community -- I'm an out of state investor and looking to invest in 2br or 3br condo in the Concord/Manchester/Derry/Londonderry area. I'm looking for a property below $110k in a well-run HOA.

Any tips regarding well-run/desirable condo communities to target? Any HOAs I should definitely avoid? Thanks all!

@Shadonna N. Then getting a two unit certificate of occupancy is definitely the way to go for me, especially if it’s possible to get that cert in a few months vs 1-2 years for a condo comversion.

@Shadonna N. I was under the impression I needed to go through some kind of regulatory process with DCRA to separate out the utilities and rent out the top and bottom to different tenants.... not the case??

@Shadonna N. Thanks for this. District title provided a road map for the condo conversion process and it sounds like they manage the process from A to Z. My plan would be to rent out both units to long term tenants.

Hi All - I'm looking to do a condo conversion on a small SFH with a basement in the Deanwood neighborhood of Northeast DC or another East of the River neighborhood north of Suitland Parkway. I would look for a home with a basement that needs minimal work (ie already meets the 7 foot rule).

I’ve heard the regulatory process alone means it will be at least 3 months before I’ll be able to get tenants in there. Does that sound right to folks?

Any kind BP members out there who have recently done a DC condo conversion and can offer thoughts on time, costs, contractors, and title companies? Any unexpected “delights” of working with DCRA I should watch out for? By the way, I’ve had an Initial chat with District Title and they sounded quite knowledgeable, but would welcome any other recommendations.
