I’d recommend Home Pro Roofing. They put a roof on a property for me earlier this year and were great to work with.

To second what Jay said the headaches will be there. I made the mistake of “trusting the process” because I was to busy to confirm everything with my own eyes. I didn’t check things out with my own eyes and it’s cost me thousands of dollars over the last several months. It started with just a flat out bad contractor which I would have spotted had I taken the time to check into things. Then as I tried to get things right the blame game starts around who was supposed to do what etc. At the end of the day it’s my fault for not vetting everyone involved. No matter who you choose find the time and the money to see things for yourself and establish the relationships up front that you can be comfortable with.

I mean the guy doing the repairs, his quality of work has been poor. Had I visited a couple of properties ahead of time I would have noticed.

I agree with Larry. I’ve purchased a few properties before seeing the quality of rehab being provided and regret not visiting and meeting the contractor who completed the work ahead of time. As a result I’m experiencing extended vacancies because of having to clean up items that were not properly done.

Melissa,

I think it's great your taking the next step. In my opinion it's important for you to feel comfortable asking any questions you need to help you progress. If you haven't already start a running list of questions and add to it as you think of things. I'd also run numbers on several properties that your seeing on the MLS so you can give your agent some criteria to work with, both in property type and price range.

It’s ok to be nervous but don’t let it paralyze you from moving forward. To steal a line you’ve probably heard before “we don’t learn how to ride a bike by listening to podcasts and reading books about it.”

I use Alabama Home Finders. I’ve only been using them for about 6 months but in that time frame have no major complaints.
