Can anyone share their experiences working with a submetering water service in the DMV area? Or does anyone have ideas on how to split the water bill?

I'm rehabbing a two-unit multifamily and found the cost to split the water line to be too costly. I've now got two submeters installed on the side of the house.

I'll try to call some local banks to see if i can qualify as a commercial client. Too bad North West Savings Bank is not in Philadelphia. About when does a real estate investor qualify as "commercial?" Do you think they'll give me the time of day now with only two investment properties under my belt?

In terms of my strategy, I hope that my investments will serve as good buy-and-hold investments, but I am open to selling them should the need arise. I haven't thought too much about taxes and figure that I'll have to pay them as I profit. The investments will have to count as hands-off passive income now as I'll need to keep my full time job. Though, I'm praying for the day I can QUIT. That's the point of all this after all, right?

i'm looking for for a company to finance more than four smaller loans for houses in philadelphia.

i've been hearing from my bank and credit union that i can only take out four mortgages total regardless of value. are there any lenders that will lend out a 5th mortgage to an individual? if not, i will have to find a new strategy, possibly a multi-purchase.

my credit is fine. i'm new to real estate investing and have a lot more to learn.

i too am interested in investing in the DFW market. what are sweet spot zip codes that i should start looking at?

i'm new to investing and will be purchasing with a conventional loan. i'm also out-of-state.
