i am looking at a commercial building asking price 1.5million, 15 units 13 are occupied.

rent roll is 171k when fully occupied, presently its 131k expense are 60k

the seller is not motivated, so how do I structure the deal so we both win.  I think the asking price is high considering the real noi versus the proforma noi.  please let me have your thoughts and ideas

all great comments.  presently we are evaluating some syndication deals.  But i think the idea is going to be to find 1 or 2 partners to put up 250,000 each and buy a 2.5 to 3 million dollar apt building.  This was we will control the deal and be able to (depending on the property) reposition it with the idea of a cash out refi and then do the brrr method.

I see alot on the site about buying and selling but i dont see alot on the site about a specific amount of monthly passive income.  I want 10,000 a month in passive income. so do i buy 50 sfr  or a 250 unit apartment building.  i would like to hear from some seasoned investors in how they have been able to replace w2 income with passive income.

ok folks, i dont expect too many tears to be shed for me, but i need some help.

i have 500K to invest and options are 1 large multi family or several srf.  i am looking at turnkey options, but i also what to get some advice on working with reputable folks in secondary markets (indianapolis, kansas city, memphis, nashville, houston)

you get the idea.  So let me know how you might handle this situation

I live in the New York area and nothing cash flows here.  So i have looked into turnkey properties.  I understand i will pay more for the property, but i am looking to speak with anyone who has done this successfully, or not to successfully.

i would be more concerned about your return. you are putting up 655K and getting back gross 26.4k per year , in the surface this is 4%, but actually if your condo assoc decides that they need new windows and hits you with a 12,000 assessment you are screwed. You will also need to save something for repairs, and possible management fees. Even though units in nyc are selling like hotcakes, everything comes to an end. i just bought a coop (studio) for 500K

yes folks one room 500k (but is for my kid, so all the numbers are thrown out, its not an investment, its parking money for a few years until she moves.

and eventual passive income. This is a waterfront property but i apprecaite all the advice
