We are under contract for a potential flip and are looking for a ball-park estimate for rehabbing the property and would love your opinion. Here is some information about the property, can you please review and give us a ball-park figure for the complete rehab? We can get a more precise estimate for you after the inspection report and if we get the property under contract, we just need a ball-park rehab estimate to decide if we want to buy the house or not.

Property Characteristics: here are some general property characteristics to help you determine the size and dimensions for the rehab:

  • Square footage: 1,262
  • Bedrooms: 3
  • Bathrooms: 1.5

  • Exterior:
    • Current state: the exterior of the property looks ok, see pictures below of how we want it to look.

After Rehab: We would like the house to look more-or-less like this after the rehab.

Hello all - I am new to flipping properties in Cleveland and I need some advice, here is the situation: 

Situation

1. Purchased a 3 Bed, 2 Bath in Parma, OH for $83K

2. The tenant is not paying rent and we are in the processing of evicting

3. Property needs new roof, new siding, rewiring of electrical and cosmetic interior rehab

Questions

1. If the tenant is removed, do you think we can sell the property for $100K given its condition?

2. If not, what repairs above would you do to maximize the profit of this flip (roof, siding, rewiring of electrical or cosmetic interior rehab)?

@Paul Brown any chance you could rent/buy a truck and see if the business works out? If not you can sell the truck or stop renting it

@Jared Rine I plan on moving out and using the property as a rental, once things get back to normal in the world, maybe November?

I can come out of pocket to put more equity in the property, no problem, especially if that helps with getting a loan with a very low payment. I just don’t want to put ok much capital into the deal as I want to invest it elsewhere.
