@Derek Carroll Thanks for the response. When you give your ballpark offer do you explain to them how you go your numbers with your expenses, NOI and the cash flow your looking for?

Im looking at a property thats a several hour drive from me so I wanted to to give the owner call and give a ball park offer to see if we are in the same range before driving there to take a look at the place. Ive already ran my numbers and only communicated through email.   Im wondering if it would be beneficial when giving my ball park offer to explain how and why I came up with the number or to just say the number.

Is it possible to do a seller finance with a balloon payment due in 5 years if you still have a mortgage on the property?

@Franklin Romine Thank you for your response.  What do you recommend saying to a realtor to want to be apart your team? or what questions to ask to see if they are the right person for you?

When trying to build real estate investing team and your looking for a realtor to be part of your inner circle, do you need to sign an agreement with them?  Or is it more of networking you help them and they help you until you decide to buy a property they found for you?

@James Wise Thanks for your response, I can see how it could be tough to answer and it really depends on the situation.

@Jonathan Makovsky My goal is to build a big portfolio of real estate, single, multifamily, and in the future an apartment complex and to do it fast to replace my income at my job.  Starting out using conventional loans then move into creative financing and using 1031 exchanges.

@Steve Olafson In my market the supply is low so I was going to try some marketing campaigns using list source first and then move to single families.

@Jean Bolger   Thanks for the response, sorry i couldn't think of how to word it.  I meant it like, is it smarter when investing to save some cash to have available, or if the deal is good enough to use all the capital? Does one out weight the other?  Which i guess depends on risk tolerance and other factors

I wanted to get a real estate investor view on this.  I sold my first home and netted $60,000.  My intention is to invest the money in a income rental property/ properties (ideally multifamily) not to live in. As a real estate investor would it be ideal to use most of the capital for real estate investing at once, as in down payment and rehabs, or find a property that would use for example 50% of that and hold on to the 30,000 incase a great opportunity down the road comes along.  What would a seasoned real estate investor do?

Usually rent to own requires a big deposit and the rent is higher then normal. People usually go that route if their credit is bad. I would suggest find a cheap place to rent and save some money until u have enough money for a down payment on an FHA loan which is only 3.5% down
