Morehead Title, Investors Title, Fidelity Title, First American Title are a few we have used.  Your closing attorney should be able to set you up with one.  If your attorney can find an old policy they can save some money sometimes.

I have owned property for about 25 years and currently own 100+ rentals. I use Quickbooks Pro for the properties and Quicken Home and Office for my personal accounts, stocks, IRA's etc.

To pay $450,000 for a property it would have to be generating at least $5600 per month gross rents.  In reality I would like the gross rents to be closer to $6500 per month.  Rents are determined by the local market, purchase price really don't determine the monthly rent.

Another option to the odorxit and ozone is a vaportek machine.  Uses a dry fog, good for most odors if you remove the odor source initially.  Ozone will corrode some softer metals in high concentrations and will travel to adjacent apartments in multifamily properties.  It also has some severe health issues if not used correctly. 

You may want to investigate Chlorine dioxide as a odor neutralizer as well.  It can be used as a liquid or a vapor.  Beckart Chemical is one supplier.

I have had four or five properties with thermofoil cabinets and 4 or 5 have eventually peeled.  I a few cases I have been able to find replacement doors reasonably.  Eventually I have had to replaced the entire cabinets.  After talking with a couple cabinet suppliers it is fairly common for them to peel.

I had the walls repaired in my Moms house a few years back. They went on the inside and built new walls - 14" thick block with rebar and filled with concrete. They also filled the area between the old and new walls. The new wall was anchored to the existing slab and to the floor joist above. The total length of the walls was about 130 feet and the height was about 7'. The total for this was about 14,000.00

Try Swisco.com, they have a good selection of window replacement parts. I have been able to match up several missing/broken parts for windows over the years.
