I have a question on how to cancel a real estate agreement as buyer.

We made an offer on a house 20 days ago, sellers accepted and 1 week later we had it inspected. There were a few problems discovered, including mold in a corner of the house that got inside a built in.

We made a list of repairs and sellers agreed. However, we didn't have any experience with mold and didn't really know that it can be such a serious problem. There is no guarantee that it could be completely eradicated especially that it is in a difficult location.

Besides, we have a child who is very allergic to pollen and has breathing problems so mold in the house would make him sick.

So, we decided to withdraw the offer. But the seller didn't want to sign the release form because they had already agreed to the repairs. The contingency is not removed before the repairs are done and we wanted the release before they started repairs.

The mold problem would be very stressful and I really want to get out.

I know they agreed to the repair amendment but we did not do anything wrong to them, and I don't see why I have to pay for the problems they have.
