Post: HELOC and refinance pitfalls?

Hello,

I'm looking at some potential out of state SFH investments. The strategy being to use HELOC/cash to purchase and then pull out the cash with refinance. The properties may need some cosmetic update but not looking to do any major value add.

Given then these will be investment properties, are there general pitfalls to be aware of in term of the refinance that may limit the amount of cash I could potentially pull out?

I'm not sure to what extend lending institutions would be will to provide their general terms upfront?

Any advice would be appreciated.

I'm an accredited investor and am considering passive investment in commercial RE syndication opportunities.  Does anyone have recommendation of any individuals or companies who I should be in touch with to research further?  I've been in touch with Ashcroft Capital, who have a strong track record to date but they have only had a handful of properties to date that have completed a full investment cycle.  Does anyone have experience with others who have been doing this for 15+ year through market cycles and have a strong track record?  I'm open to various commercial RE segments for diversification and would evaluate each on merit.  Thanks.

Hello everyone,

I joined Biggerpockets a couple of weeks ago having listened to a Mad Fientist podcast.  Having moved to the US 18 months for work, I'm learning about the US real estate market and this site has already been a fantastic resource.  Previously I lived in Australia for over 10 years where I flipped a home and have another rental property. My aim is to build up a passive income stream over the next 5 years.

For those of you familiar with Westchester NY, this is an expensive region and makes finding cashflow properties challenging given the high costs. Therefore, I'm looking out of state investments utilising BRRRR strategy with Single and Multi family homes. Currently, I'm trying to identify an appropriate market to target, possibly within TX, NC, ID, GE. Note investing & private money lending is also something I would like to explore as an alternative passive investment strategy.

I am planning to buy out of state multifamily building/complex of around 2-4 units with in next few months. My investment experience to date has been SFH overseas and our current home. I'm planning to go out of State as I live in Westchester County NY which is an overpriced market. Any advice on CITIES for buying multifamily building for buy and hold purpose?

This is my first post having only recently discovered Biggerpockets. I really want to get going on SFH using Buy-hold and BRRRR strategies. The various calculator are a fantastic resource which I've been using to try analyse a bunch of deals to develop my own knowledge and experience.

I've been struggling to quickly and accurately estimate the Variable Landlord-Paid Expenses for rental properties.  Just wondering how people go about this?  For an initial review would you suggest to simply use the 50% rule and only if the initial metrics pass would you due further due diligence such as request as expense breakdown from the seller?  

Any feedback from current investor on how good a proxy the 50% rule is for SFH? Thanks
