It would be a conventional loan most likely. But a mortgage loan officer will give you better answers on that.

I am split 50/50 on this. I agree with @Stone Jin from what I am reading that you should rent.

Mortgage is one of the biggest expenses for people and unfortunately a lot of people were damaged with not being able to pay their mortgage payment during this pandemic.

From what I'm reading, it sounds like you and your wife are currently working, which is a good thing. But if for some reason you both stopped working, for the most part you would be financially okay because your rental property is covering your rent at the place you're at. The only things you would have to concern yourself with is finding the money for basic needs. 

But at the same time, you and your wife might have a job that is completely stable and there is no chance you will lose your job. 

If that is the case, your family have to decide what makes you happy and how much you are looking to sacrifice. You also have to determine what your family long terms goals are. 

An option is you can look for a property that is below value, whether it be on the MLS, driving for dollars, etc, and see if there is a property within your price range. If you find one, fix it up, bring up the home value, living in for a few years, and then sell or continue living in it? That way you're getting more out of your money.

Or do a BRRR strategy, but for your primary residence?

Or look into possibly moving to another area where you can more for your money?

I'm guessing from the prices you listed, you are looking around the Pasadena area for a house with a backyard. And that area is very expensive.

Another way around that is to make your rental property a "vacation home." From what I was told if you make it a vacation home, you only have to 5% I believe (do not quote me on it). I have a lot of friends that own houses in Havasu as their vacation home. But they airbnb it out when they are not there.
