    It's difficult to find a cash flowing rental property here in the DMV unless you relied on strategies like short-term or mid-term rentals. But they're are already banned in certain counties and continue to get banned in more and more counties.

    Another great strategy is to house-hack or rent by the room. However, those strategies are un-scalable and require a lot of work on your part.

    If you're looking for true passive income through long-term rental properties, then unfortunately, those strategies are out.

    The next logical thing to do is look at more rural areas of the DMV, only to find out that the rental demand is just not as strong with little to no population or job growth.

    Looking at a long-distance or an out-of-state market seems daunting since we can't see the properties for ourselves or have anyone we trust to verify things on our behalf.

    I felt the same way when I first started investing in real estate, but I eventually gathered the confidence I needed to just start.

    I started back in 2020 with zero investment properties. By the end of 2022, my portfolio value was just over $2m! All thanks to leveraging a trustworthy team in an affordable cash flow market implementing the BRRRR Strategy.

    On Thursday, I'll be comparing the expensive DMV market to an actual cash flowing market in the Midwest and show you how you too can confidently start investing in an long-distance market.

    Some of the topics I'll cover are:
