Tom K. It has been my experience that Auction.com and their sellers will issue a Quit Claim unless you go proactive and obtain title insurance on your own.

It's pretty much a cash business unless you have an open line of credit. I've seen some auctions where they offer financing in house, but not often. Most of these properties wouldn't hold up to FHA standards for sure, and many private banks might balk as well. At least this have been my experience.

 I used to subscribe to Renav.  It gets pricy.  I'll take a look at Redfin, zillow ect.  I've found lot of old outdated info with them in the past.  Thanks.

Basically.  Most of the local sites are so clunky, cumbersome and only include Metrolist and maybe IRES.   I have a lot to check everyday.  The old 8z.com site made it very easy.  Or it could be I'm old, wrinkled and hate change!  I'm still looking for a replacement.

Greetings fellow Colorado Investors.  I've been using the 8z Web site (also known as COhomefinder.com) as my go to search engine for years.  Whoever designed that site did a great job.  It allowed you to quickly move/toggle from city to city, category to category, data base to date base, realtor board to realtor board, without cluttering up the page with endless photos and clicking.......time is money.  They've recently changed their web site to a cluttered, slow, non-investor friendly site, which basically mirrors the crummy Metrolists website.  Anyone have suggestions on a local Colorado web site that is fast, uncluttered, and investor friendly?  I'm searching and coming up empty.  Small problem I know....but any lead is appreciated!

I love Louisville as well.  The current rent is considerably under market, and I think your projected rent is a bit under as well.  I have rentals in Lafayette that are a little over you projected rents.  It's been my experience Louisville rents higher than Lafayette.  The negative cash flow would kill the deal for me.  Appreciation is fickle!  But, since you will be living there as well that adds into your equation.  Finally, I didn't know there was any part of Louisville that was in the flood plain.  Is this over near Bellavista?
