Yeah it was back end of 2017. There are still some that are semi-reasonable like this one: https://www.zillow.com/homedetails/2308-Beth-Ln-Bentonville-AR-72712/70722430_zpid/

I believe mine was listed for 170k when I bought mine. Just lucked out that the seller was really eager to sell.

I've been also looking at Eureka Springs - it would be a good area for fixer up then Airbnb income. None of the single-family homes in Bentonville / Rogers area is really rental-investment friendly based on the calculators.
