I attended a real estate investing meetup and was presented a deal for a syndication on an apartment. The minimum is $50,000 share.

Here is a brief summary of the deal:

-646 Unit Class B Multifamily in Georgia

-$63.5M purchase price

-3 year hold

-8% perf, 16% projected IRR

-1.53x investment multiple

Currently I am a non-accredited investor and have the $50k available, however that represents over 60% of my liquid cash reserve. For someone starting out, would a commercial syndication be a good way to begin investing?

Thanks

I currently own 12% interest in a duplex and 2% in interest in a single family house, all as tenant in common. Both the house and duplex I co own with my parents and are 100% paid off. They both are owned in different entities (living trusts, charitable foundations, S corp defined benefit plans, and self directed IRA).

I wanted to know if it's possible to do a cash out refinance strictly on my interest? The LTV would be very small ( <10% for the duplex and <1% for the house). Essentially I want to get my money back and do something else with it.

Thanks you for your help!

Hi everyone!

My name is Jing and I'm in the San Francisco Bay Area. I been involved with real estate in some capacity since I was 20 years old. When I was in college, my parents got a condo close to the campus where I was renting out one of the rooms.

I got my real estate broker and mortgage license back in 2012 and have been doing real estate both full time and part time. I currently co-own two rentals with my parents and my own house where I'm renting out the front half as Airbnb/furnished rooms. I also participated in a syndication.

My goal is to own my own portfolio where I can have enough cashflow to be able to cover my expenses each month and then build financial freedom.

Look forward to learning and helping everyone!
