I saw a video with Brandon Turner where he said that the majority of his Multifamily purchases were foreclosures. As a newbie, are foreclosures common with Multifamily properties?

When analyzing properties, is it wrong protocol to ask the listing Realtor what the units are renting for? I see others using 'RentOMeter' and Craigslist.
