From what I can tell $150 a night isn't that far off in the summer. There are other places cheaper and yet others more expensive.

So, you really need to update the house. More color, art etc. Get pro photos and post on AirBNB.


 This is exactly what I came to post.  The photos are absolutely terrible and I agree that it needs some simple wall art added.  The pull out couch looks terrible.  I'd mention that it is there, but I would not post a pic of it pulled out.  It makes the living room look terrible. I'd spend the money on pro pics and get some drone pics of the house showing the landscape.  I am sure with better listing pics that you can bump your stays.

We own two properties that are 9 hrs away and are closing on one that is 8 hrs away in the opposite direction. As long as I can drive there in a day, I have no problem with the distance.  We also use property managers at our places.  These are all STRs.  We bought in nice areas that don't take a ton of maintenance.

My 2 cents on investing in BB? Right now I manage a one-bdrm cabin and 3 five-bdrm cabins in the area. Imo the absolute best investment in the area is a 1 bedroom cabin. Our occupancy is insanely high, meanwhile the larger cabins are very easy to book for weekends, however the weekdays sit empty on the big ones. And if you have enough cash to buy a 5 bedroom I suggest simply getting multiple 1 bedroom cabins. Plus the small cabins are so much easier to maintain since it’s mostly couples coming in and out.


 We are going with a 3 bd/3.5 bath.  Our main goal is for this to be a successful rental, but we are also wanting it to fit our family.  We have 2 older teen boys and looking long term we want to be able to bring them and their spouses some day.

I'm new here but we got into STRs about a year ago.  We bought our first in Lead, SD last May, our second at Terry Peak in Lead,SD in November and we are now pending in Hochatown, OK.  It's been a ride the last year, but like most everyone else here we are trying to build passive income.  We own a brewery that we both work full time at and storage units in a neighboring town.  Everything is working great except for the long hours we put in.

Being directly in Hochatown is a plus I’d say, but by no means an absolute must.


 I wish I'd have known the STS was in that area.  I looked on their site and couldn't find it.  Your cabin looks great! Congrats!

The biggest issues I have been reading about BB is financing. Apparently there is some difficulty in getting mortgages based on location. Some lenders won't finance if it is too rural vs suburban. That is not a thing I have heard of before but there was a few posts about it recently.

You can't be everything to everyone. Some will love secluded, some want to be near the action.

Seeing as the area is known for getting away from it all to the country, I would suspect a more secluded location would do just fine.

Best bet would be to look at other rentals in the immediate area to see what they are charging for nightly rate, what their calendars look like and what amenities the offer. That will give you a good idea how to proceed.


 Our bank is willing to do 6.25% fixed for 30 years if we put 40% down.  I don't think I can beat that rate.  I agree that we can't be all things to everyone and I guess it's better to have a feature that some don't care about than to not have one that some people care about.

 I don't think we will see rates in the 6-7% range in the next decade.  I'm willing to be wrong, but I think we will reminisce about rates only being 7%.  It's still a historically reasonable rate.

If you were looking to invest in a STR in Hochatown/BB, which location would you choose? Would you want to be in Hochatown or out of town? What land features would most interest you? Would a creek side cabin be ideal? Secluded or on a main road? We are working on a deal there and have found a couple that the numbers work on. Our top pick is about 5 minutes from the saloon and is semi secluded and has a flowing creek 75' from the back of the house. Just not sure how important a feature like that is to renters.
