Thanks for your input, @William Anderson. I will certainly check out the Gulf Coast!  My current focus is searching for great deals in Jackson and surrounding areas.

After recent flooding in Jackson, MS, I have noticed investors getting nervous and wanting to exit their investments.  They are often willing to take less than if it were a normal situation.  This brings excellent opportunities for deals in my area in Jackson and surrounding areas.  Has anyone experienced this?
