Hi - Just starting my journey into real estate investing.  Currently reading Brandon Turner's book which has been very helpful.  I currently own a rental which was a home my wife, and I lived in for about 10 years.  We've rented for the last two, and getting ready to sell it in the next week.  We have a decent amount of equity in the home, and plan to use part of the proceeds to invest in another rental.  Since this is what I consider my first real rental property purchase I plan to take my time to find the right deal.  My question is this how do you know when you have a "Great deal"?  Thanks in advance for any tips or advice.
