When you use seller financing who creates the MORTGAGE/Deed of Trust and the PROMISSORY NOTE? What I mean is the actual paperwork.

Well, now these replies give me a bit to consider. I definitely appreciate all of your replies. Yes, I understand the 40-50 %  purchase price. I realize one of the responses was negative but that is ok as well, There is always a good and a bad side to investing and I like to see both sides of whatever I invest in.

How do I structure a deal with a private lender to acquire her non-performing notes, she has a lot of non-performing notes that she needs to deal with, her main interest is to receive monthly payments. She is not as interested in a lump sum as monthly payments. most of her notes are contract for deed and most are in default at least 12 months or more.

I live in North Eastern Oklahoma and I need to talk with a Real Estate Attorney about single Family properties in This Part of the state, Any Recommendations ???? I am currently looking at several single-family properties that have many legal issues

I live in Tulsa County and invest in both counties, are you working deals here?
