Post: How to finance new guesthouse?

I'm looking to build a 200k guesthouse in my backyard that will have good cashflow. My mother originally agreed for me to refi some money out of the equity of a house we co own but then she changed my mind after I signed the contract on the guesthouse. Long story short, I have no primary home and the property the guesthouse is being built on is a LLC with 3 years remaining of 20k PPP. I was looking into unsecured personal loans but they only cover about 50-100k for 1 year duration. I'm okay with a high interest rate up to 15% because I can still breakeven on the mortgage but not sure how to finance this deal without losing my initial payments

I'm looking to build around 700 sq ft 2 bed / 2 bath guest house primarily used for short to mid term rentals. Is there anything I should focus on for the design / layout if the purpose is mainly for renting out?

Hi, I noticed there was new casita/ADU laws that went into effect in Jan 2025. Anyone have clarification on what it means when you can add a 2nd casita on the property?

I don't understand why you mention them "calling the note". Unless you have defaulted in some way that isn't something they could do.

That said, if you don't sign it, they will probably sign it for you. Most loan packages include something you sign that says that you will cooperate with them to correct any technical errors like this and I believe it also includes the ability for them to sign for you if you don't but obviously they prefer to have clean paperwork where you have signed it. 

Ah i'm not too familiar with calling a quote I saw it in a previous response so I was just planning for the worst case scenario. Thank you for the insight!

Hi everyone, I was notified by my loan company that they made an issue 4 months ago when closing and they put down my personal name instead of my business name for the signature. They would like me to sign a new document to update this so they can sell the loan to an investor. How should I proceed if the terms will remain the same?

I'm currently looking for a lender that is experienced with bank statement loans or DSCR loans in AZ. My current broker has spent 2 months trying to find me a good lender but not much luck. The first lender was slow at responding and the second lender wanted an extra 10% down for a total of 30% down for using AirDNA data and for the appraisal showing a "declining" market. Thanks in advance
