Yeah, we need to be careful especially in new places. I'm planning to stay there for several weeks to really get familiar with the area and to build connections. I'll probably make my return trip open date.

San Diego is a great city Shaniqua, what made you moved out? Are you making deals now in Baltimore? How about you Seth? Maybe we can meet sometimes there?

I'm very interested to invest (fix/flip) in Baltimore area. I'm planning to go there and drive around the areas to actually "feel" it.  Can somebody recommends where to stay there. BTW, I'm from California. Any advise, tips and insights for long distance investing appreciated.

I need also escrow firms that do assignments or double closings here in Southern Californai.

I've gone through several firms and all them are negatives on these kind of transactions.

I'm doing all the mass mailing mundane works for the time being. I found out that the source list (database) has several missing names, addresses and other infos. Since I'm doing this myself I did able to correct/complete them. How are we be sure these glitches are taken care of if we outsource them? How do we know the mailing are done completely?

Hi Joe, that's very interesting to me. I have an affinity to TX in general in fact I have an SFR in Nogales before and making little positive cash flow. It's bit challenging if it's out of state when you're just relying on a PM though. I bought it at the peak of the market and I was forced to short sold it when the market crashed. I'm interested in flips. I'll call you to discuss.

I'm using right now magickjack to communicate with my property manager and relatives in the Philippines for a very small costs. It's portable that you can use it almost anywhere with a internet/wifi connection.

Doing good Hector. I live here in Victorville mostly on weekend only as I work full time in Santa Ana. I'm familiar in some areas in Victorville but not much in general. I know the Green Tree Golf course area. Yeah I think your idea on mobile home cash flow seems viable. I have not dealt with mobile/manufactured homes before due to my limited knowledge but now information are easier to find so i'm open to it. I'll call you sometimes tonight or tomorrow so we can discuss. I'm here in Victorville right now.

I've got an SFR under a Lease Purchase contract with a couple who's a family friend. I made an agreement with them that i'll lease the house for 900/month for 24 months with option to buy within that period. I'll take care of the property tax and insurance which will cost me around 2600/year. I can rent the house for 1400-1450/month on a Lease Purchase also and set the purchase price at 215-225K. The purchase price is 180K and the FMV is around 195K. Should i sell the house now or do the sub-Lease Option route? The couple would prefer to sell the house now. I can sell the house as FSBO so I can max the gain but I'm full time employed and 80 miles away from the property. If i'll use a Realtor, there's not much left on my net.

Any advice appreciated.
