@Jessie Nunley $500/month cash flow is 20% cash on cash, which should be achievable in a few markets -- Cincinnati being one of them.

My main criteria are:

1) cashflow - targeting $500/month (20-25% cash on cash). Budget is ~$30K but am flexible (so ~$150K purchase price at 20% down)

2) working with a company that has a very good reputation and experienced property managers

Thanks @Rick Pozos. My overall goal is to generate $300-400/month of cash flow. I'm not bound to the San Antonio market, but do think Texas is promising (just wish I got started a year or two ago!)

I've been looking at neighborhoods near downtown (Tobin Hill, Alta Vista, Woodlawn Lake, etc). At retail prices and 25% down (and conservative estimates), I'm not really seeing any cash flow positive deals.

What areas would you recommend looking into given my goal of cashflow?

Kristopher Williams I'm looking to rent it out. What are the deals that you typically see? Do you mean you don't see any cash flowing deals or the deals require more upfront cash?

Hi there, I'm looking for my first investment property - my goal is to find a cash flowing property in San Antonio. Is it still possible to cash flow in SATX? I'm willing to do minor repairs/rehab, but haven't been able to find any properties where the numbers works. Willing to invest $30-40k in cash (including down payment & rehab).

Any advice would be much appreciated!
