Nice 3br/2ba 2-Story with Pool.   Located on a quiet street within walking distance of Southeastern University.   Hardwood flooring on 1st floor in Family and Dining rooms.   AC unit is 4 Years,  Roof is 8 years.   Newer Kitchen cabinest.    How is in good condition.   Two options would be to fix&flip or hold.    For buy&hold, the rehab is minor cosmetic.   Minor rehab for fix&flip.   Call/Text/Message for pics, comps and details.

Single-family residence buy & hold investment in Orlando.

Purchase price: $34,500
Cash invested: $18,000

SFH In Orlando with Liens

What made you interested in investing in this type of deal?

Price was low but had well over $100,000 of liens.

How did you find this deal and how did you negotiate it?

Craigslist. We took the liens into consideration on our offer.

How did you finance this deal?

Cash

How did you add value to the deal?

New Roof, Tree Removal, General minor rehab. Also worked with an attorney to get the liens reduced.

What was the outcome?

Great Rental.

Lessons learned? Challenges?

To research the liens more. Just because there is a face value of $42000 in liens doesn't mean that is the real amount. After we purchased we found out there was more than $100,000 in liens. It all worked out with alot of Prayer.

3/2 with min rehab needed.   2 Story.  Pool with oversized birdcage.    Hardwood flooring in family room and dining room.   Newer AC unit.   Roof is approx 8 years old.    House directly across street sold at $107 sq foot and another close by at $117 sq ft.   Neither had a pool.    Contact me for more pics, comps, and details.

Hello, I'm in the process of purchasing our first property in our LLC. However; we are wanting to change the name. Should I wait until we close on the deal? Will there be any issues later when we go to sell since we would have bought the property in original llc name but later when we sell the property it would be in the new llc name. Thanks in advance for any help.

Thanks Adrian, Galvin, and Loren for the information. The HOA is about $250 / month and the units are old, so I'm really just wanting to get the property out of my name. I like the ideal of the lease option but with the condition of the units, I'm favoring selling. The kids are there thru December, so I'm in no rush but just wanting to start getting ideals in my head. My thoughts were that I know there are lots of buyers that can't qualify but can come up with half (I hope) and that I would be giving this group the opportunity. I could take a lesser amount down but would really want it deeded to the buyer. But this is where my inexperience comes in.
