I am currently in the LTR space. I've looked at a STR, but I can't get my arms around all the expenses. I recently looked at an existing STR, but either the seller did not track the expenses or they did not want to provide them. When I ask for an income report, I received a spreadsheet with multiple units. Apparently the seller own multiple in the complex.

My name is Jimmy, and I'll be asking a lot of questions about residential real estate deals.  I currently own 2 rentals in the Phoenix market, but I'm ready to take it to the next level.

If anyone has questions about commercial leases or purchase contracts, I can help with that.  I've been in the commercial real estate industry since 2006.  I'm expert at retail leasing and sales and commercial contract management.  I was a commercial agent until 2021, at which time I switched to corporate real estate.  I've worked for Superstar Car Wash, Circle K, and The Carioca Company.  In my current roll, I manage 17 shopping centers of various sizes and select sites for new gas stations in the Arizona market.
