For short-term gains, options like private lending, where your IRA acts as the lender, can provide consistent returns through interest payments. Another option is investing in real estate through partnerships or fractional ownership, focusing on properties that yield cash flow or appreciation potential.

For long-term growth, consider diversifying into assets such as private equity, tax liens, or even certain types of real estate that offer both capital appreciation and income potential over time. Whichever strategy you choose, ensure you're adhering to IRS rules about prohibited transactions and working with experienced professionals to structure deals properly.

Regarding non-recourse hard money lenders in San Antonio, I don’t have specific recommendations. However, when seeking a non-recourse lender, I suggest starting by reaching out to lenders who specialize in working with self-directed IRAs, as they’re more likely to understand the requirements. Networking with local real estate investor groups can also help identify lenders active in your area.

Hi Brad,

It looks like you had lots of great answers already, but I wanted to chime in with my two cents.

Using Traditional IRA funds for a down payment on a single-family home (SFH) investment property can be tricky because the IRS has specific rules regarding retirement accounts and real estate investments. Directly withdrawing funds from a Traditional IRA before the age of 59½ typically results in taxes and penalties.

However, one option to consider is using a self-directed IRA. Through this type of account, the IRA itself—not you personally—can purchase real estate as an investment. This means the property is owned by the IRA, and all income and expenses flow through it. Keep in mind that strict rules apply, such as avoiding self-dealing, prohibited transactions, and personally benefiting from the property.

If you're not looking to involve your IRA directly in the property purchase, you could explore other creative financing strategies outside of your retirement account. Consulting a tax professional or financial advisor familiar with these rules would be a wise step before making any decisions.

From my perspective in the self-directed IRA industry, effective communication and responsiveness during transitions are crucial to maintaining client trust. If you're considering other custodians, I recommend focusing on those with a strong reputation for consistent customer service, transparent fees, and ease of account management. It's also a good idea to assess their track record in handling alternative investments and supporting clients through changes.
