only people who say an owner financed deal cant be done, are either ones who failed at doing it or haven't done it before.

@Matt K. if you cant negotiate a deal with 10%-20% owner financing, you're definitely not going to make it too far. To say its a rare thing to come across you definitely haven't been in the business too long

Thanks. What should i be asking lenders? 

I'm looking to purchase a multi family building 16+ units.  I sent over 100+ emails on Loopnet to brokers asking if they work closely with any lenders and only 5 responded .

Where else should i look for them?

Should i go through big bank? small bank?
