Small multi-family (2-4 units) buy & hold investment.

Purchase price: $245,000

This is a killer duplex I found for my out-of-state investor buyer client. True turn key rental with rents very close to market. They will turn a profit year 1 and with a few small cap ex itrems and both leases being up they will roll into 2025 with a nice monthly net. So happy for them!

What made you interested in investing in this type of deal?

They were looking for a 2-4 unit that was turn key since this is the first time they have invested in KC.

How did you find this deal and how did you negotiate it?

We found it in the MLS and I negotiated a great deal for them with terms they were happy with
