Investment Info:

Single-family residence buy & hold investment.

Purchase price: $28,000

1-2 Bedroom residence with large back yard and alley access. Residence has car port, back deck for functions. Furnished attic for extra space and extra storage. Fireplace operable. 2018 New roof replaced and windows replaced several years ago.

How did you finance this deal?

Traditional 30 year mortgage began in 2001. Got married in 2012 and kept the residence as extra income. Used Zillow and EZLandlord forms as a guide as I have began reading and learning from Bigger Pockets from recommended books and webinars.

Hello everyone,

I'm interested in Wichita area as well.  I'm in the process of obtaining a real estate salesperson license, (to start) and eventually become a broker.  I have one single home as rental property and look to expand for more options.  Any input or advice is appreciated.

Hello everyone, my name is Jim Ferbert and live in Kansas.  I learned of this website a while back and although I havent' upgraded yet, I more than likely will.  My wife and I recently took a introduction to Real estate course and working on obtaining a sales person license in the state of Kansas.  Any advice on how to study and your experience in getting into the and being successful in this business

I believe it's going to depend on who you have as a renter and how you are as a landlord.  If your not taking care of your property as described in the contract then I believe you might deserve the dislike.  But make the criteria clear in the beginning and do a thorough background on your tenants, I believe you'll be fine

Youtube also has some webinars, but I'm sure not all of them

I have one rental (bachelor pad) we use for property after getting married.  I'm looking into learning a lot more including single housing/multi family housing, business properties and ways to invest knowing the different techniques to use including no money down, lenders and other aspects.  Have a good day
