Hello

Has anyone ever run over while you are wholesaling and under contract with a seller they decide to two-time you and ask others to sell also, I heard there is a legal form for the seller to sign so this does not happen any input would be appreciated

I have been told after the property is signed in your name. Then your buyer says ok , you get seller to assign the contract in buyers name instead of yours I would imagine right before that you send your fee to buyer and get signed , thats the best I got from pro wholesalers real estate skills program,  honestly like pulling teeth to get a process from anyone , good luck

I am a Real Estate Investor in NJ and yes there are many so called whole salers out there. A true wholesaler will work and find you your properties that match your criteria, they will also know how to budget for a renovation , etc. I have over 30 years experience and see a lot of wholesalers that just throw numbers out there. My Finance partners know I give them true numbers that match what they are looking for and what their ROI wants to be.

I give them comps in the area, I give them ARV, I show them a break down on what repairs I believe should be done for that specific property, They love it, especially knowing I was in the successful contractor for years and still hold a NJ State Electrical, HVAC license and have built homes also. This is a true wholesaler otherwise all they are is a unlicensed real estate agent under the radar that is looking for a quick buck without the creditability. Would love to talk to agents in NJ about this, always willing to find out new information
