Won't work. There is a slim chance if you have to have the property conveyed to you with no stipulations within 180 days.

Welcome. Why are you most interested in out of state rentals? If you are a single investor I don't see a lot of reason to look at TIC's or DST's. But these are questions that you should be asking your CPA or tax advisor.

I've been on this for about 3 weeks and there are some great posts for people who literally know nothing about real estate. So I've got to ask the question: Are you guys who spend good time with great suggestions getting anything out of this? Or is this just a big classroom with visiting profs giving advice pro bono?
